1st Quarter 2026 REAL ESTATE MARKET REPORT

Single-Family Leads | Inventory Expanding | Fundamentals Remain Strong

The 1st Quarter of 2026 recently concluded, and the statistics for our real estate market demonstrate continued strength and stability overall. Across all property types in our total MLS area, sales volume reached $5.63B for the twelve months ending on March 31st, a 9% increase over the prior twelve months.

The market showed notable variance across property types, with single-family homes outperforming condominiums both year-over-year and quarter-over-quarter. The number of single-family sales transactions were up 6% year-over-year, with a median price increase of 18% to $1.97M. Condominium sales across the primary market area were down 17% with a median price steady year-over-year at $1.15M. Year-over-year totals smooth seasonal swings and reflect a larger transaction sample, giving a truer read on market direction.

 

 

 

Since January 2001, prices have appreciated at an
annual average rate of 7.1% (compounded monthly). 

Inventory continued its slow but steady recovery, with total active listings for Greater Park City settling into a range of 800 to 900 listings, up 13% compared to the year prior.

As always, there is a great deal of segmentation in our market, with sales activity varying substantially across neighborhoods, property types, and age/condition. But the big takeaway is that our market continues to be stable and resilient. Prices across all property types in Greater Park City have appreciated 7.1% annually since the beginning of 2001 – that is a quarter century of remarkable appreciation!
